The prices I’ve indicated are for homes with a minimum of 3 bedrooms and 2 bathrooms.
West Los Angeles – Silicon Beach
Brentwood – the community immediately west of UCLA and the 405 (San Diego) freeway. Brentwood consists of mostly exquisitely built estate properties from the 1920s – 1940s. Residents are a mixture of old and new money; movie stars live next to entrepreneurs, attorneys, etc. Condos range from the mid-$700k to $850k. Homes, especially those immediately south and everything north of Sunset Boulevard, start at $2 million.
Pacific Palisades – in addition to Santa Monica and Brentwood, the crown jewel of West Los Angeles. Homes are a mixture of mid-century along with rebuilds. Prices, especially those with a view of the Pacific Ocean, command prices from $1.2 to over $20 million.
Malibu – one of the most beautiful, expensive and famous cities in the world. Malibu seceded from the city of Los Angeles over 20 years ago. Despite doomsday reports from the press, sales in Malibu are brisk: single family homes range from $1 million to $24 million and townhouses will set you back from $1,000,000 to $2 million. There were almost 220 home sales in 2010 in Malibu. By the way, if your passion is non-profits, Malibu is home to several that serve noble causes. Actor Paul Newman located his Hole in the Wall Gang camp for children who have cancer and other serious illnesses in Malibu. Lifesavers Wild Horse Rescue, which rescues Mustang horses, is also located in Malibu, as are the Surfrider Foundation and the California Wildlife Center.
Santa Monica – like Brentwood, home to both new and old money. Beautiful architecture found in Spanish, Colonial and other estate homes. Prices for condos range from $775,000 to over $6 million, although most are in the million dollar range. Single family home prices start at $1,000,000 and reach $11 million (or more).
Westwood and West Los Angeles – UCLA is in the center of this neighborhood of beautiful homes located in tree-lined streets. Many of the residents are UCLA professors, physicians, attorneys and other highly-paid professionals. Expect to pay $1,000,000 – $3,000,000 for a home there.
Culver City – one of the most affordable communities in West Los Angeles that has undergone a revival in the past 10 years. Single family residences are situated on mostly smaller lots, built in the 1950s and rebuilds in the 2000s. Home to up-and-coming young professionals. Home prices range from $700,000 to $3,500,000.
Marina del Rey – borders the Ballona Wetlands on the south, Culver City on the east and the beach (yes!) on the west. Homes range from $900,000 to $2.3 million. Condos and townhomes start at $600,000 and can reach a staggering $3,800,000.

Playa Vista –
Mar Vista – located just west of the 405 (San Diego) freeway and east of Venice. Homes are small, often Spanish style, now the choice of suburban professionals who love the charm and excellent location but with very small lot sizes. The hilly area above Santa Monica Airport has beautiful views of the City and ocean and contains homes that command start at $950,000 and can reach over $2 million.
Ocean Park – trendy neighborhood sandwiched between Venice and Santa Monica that underwent gentrification beginning in the 1990s. It has everything from nice housing (single family homes and townhouses) to small boutique businesses that serve clients with money. Ocean Park is near the 10 freeway, giving easy access to the rest of West Los Angeles and is very near the junction of the 405 (San Diego) freeway.
