Physician Real Estate Specialists – Los Angeles
Located north of Downtown Los Angeles, the San Fernando Valley itself is a sprawling metropolis with more than 1 million residents. Because it is so large, I’ve broken it down to sub-regions and noted the closest hospitals.
The prices I’ve indicated are for homes with a minimum of 3 bedrooms and 2 bathrooms.
South East San Fernando Valley (Glendale Adventist Medical Center, St. Joseph’s Medical Center)
Burbank – A mixture of working and middle – to upper-middle class residents, single family residences range from $560,000 – $2,500,000; townhouses range from $500,000 – $760,000. Most expensive neighborhoods are the Burbank Ranch (walking distance to St. Joseph’s Medical Center and the homes located north in the Verdugo Hills. Population 105,000.
Glendale – A mixture of working and middle-class residents; contains the largest concentration of Armenian residents in Los Angeles. Single family residences range from $500,00 – $4,300,000; townhouses range from $500,000 – $850,000. The most expensive neighborhood is in the Verdugo Hills ares and consists of large, estate-like homes of exceptional post-World War I and II architecture and is within close driving distance to Glendale Adventist Medical Center.
Studio City – so-named because it was built around the local movie studio. One of the most expensive neighborhoods in the San Fernando Valley and highly-desired for its Carpenter Avenue Elementary School. Single family homes range from $800,000 – $4,500,000; townhouses range from $650,000 – $850,000. The most expensive properties are in the hilly locations. Population is 37,000. Traffic-time commuting to St. Joseph’s Medical Center is approximately 30 minutes; 45 minutes to Glendale Adventist Medical Center.
South Central San Fernando Valley (Sherman Oaks Hospital, Northridge Hospital Medical Center, Tarzana Medical Center, Kaiser Permanente – Panorama City)
Encino – Single family homes range from $500,000 in the northern flats (and that’s a very small house in “fixer” condition) to over $10,000,000 in the hills; townhouses range from $350,000 to $675,000.
Sherman Oaks – Single family residences range from $600,000 in the flats (and that’s a very small house in “fixer” condition) to over $4,000,00 for the largest homes in the hills. The community is known primarily for traditional ranch houses that are well-constructed from mostly the 1940s and 1950s. Note: Sherman Oaks is currently the *hottest* market in the San Fernando Valley because of its close access to the canyons (Coldwater Canyon and Beverly Glen) and to the 101-405 freeway interchange. Competition is intense in this market place, particularly in the $1,000,000 range. Townhouses range from $400,000 to $810,000.
South West San Fernando Valley (Tarzana Medical Center, Northridge Hospital Medical Center, Kaiser Permanente – Woodland Hills)
Tarzana – Single family homes range from $450,000 in the northern flats to more than $4,200,000 in the hills; townhouses range from $385,000 to $915,000. Tarzana sports two country clubs: El Caballero Country Club and the Braemar Country Club. In case you wondered, Tarzana was the original home of writer Edgar Rice Burroughs, who purchased several hundred acres from General Harrison Gray Otis, the founder and publisher of the Los Angeles Times and named it the Tarzana Ranch after the hero of his books. If you like the semi-rural feel and want a lot size of 1/2 acre, check out Tarzana’s eclectic Melody Acres http://www.melodyacres.com, a tract of less than 300 homes. Melody Acres is zoned (RA) for animal-keeping such as horses/ponies, goats, sheep, donkeys, chickens and more. There are three working vineyards in Melody Acres.
Woodland Hills – Single family residences range from $475,000 in the flats, up to more than $2,800,000 in the hills. Most residents are middle-class professionals. The corporate offices of Blue Cross and HealthNet are located in the Warner Center business campus in Woodland Hills. One of the most beautiful and desired neighborhoods in Woodland Hills is College Acres http://www.collegeacres.com. Filled with mid-century traditional ranch homes on mostly 18,000 sq. ft. lots that are impeccably maintained, College Acres is also famously known as “Candy Cane Lane” for the terrific Christmas decoration displays the neighborhood puts on during the holiday season. Like Melody Acres, College Acres is zoned for horsekeeping, chickens, donkeys, goats, etc.
North San Fernando Valley (Northridge Hospital Medical Center)
Granada Hills – a bedroom, mostly middle-class neighborhood consisting of well-maintained traditional ranch homes on tree-lined streets. Prices for single family homes range from $450,000 to almost $1,500,000.
Northridge – Porter Ranch – Northridge was developed in the 1950s and 1960s and consists of ranch houses, some of them on sprawling lots. Porter Ranch is the northernmost section of Northridge and was developed in the 1990s; most of the homes are on small lots in expensive, gated communities. Prices of homes range from $500,000 to $1,800,000.
Northwest San Fernando Valley (West Hills Hospital)
Chatsworth – lolated in the most northwest area of the San Fernando Valley, Chatsworth is a mixture of residential and commercial-industrial. It is an important contributor to the economy of the San Fernando Valley for its strong manufacturing base that supplies the aerospace and defense industries. If living on horse property is your dream, Chatsworth is the place for you; many of the horse properties contain beautiful old oak trees. The region of Chatsworth north of the 118 freeway contains multi-million dollar homes owned by high net-worth professionals including celebrities. Home prices range from $500,000 to up to $2,000,000 in the hilly Indian Springs, Indian Hills and Indian Oaks.
West Hills – Single family residences range from $450,000 to $1,600,000 in this middle-class neighborhood. El Camino High School and its reputation for high scholastics is a reason many families move to West Hills.
Calabasas – the newest community, on the far southwest of the San Fernando Valley. Their school district is highly-prized and many homes are located in exclusive, gated areas, some of which are located in the hills and have expansive views of the Valley. Prices of homes range from $700,000 to $7,000,000. Townhouses range from $450,000 to $1,400,000.
Hidden Hills – is an exclusive, completely gated community of horse properties on lots ranging from 16,000 sf. to over 3 acres. Hidden Hills is home to some of the wealthiest residents in the San Fernando Valley, including celebrities and entrepreneurs. Prices of homes range from $1,750,000 to $16,000,000.
